ETC secures 15-year tenancy agreement for 27 and 29 Lorong 22 Geylang

Singapore, 25 May 2025ETC has successfully secured for the dual-block development at 27 and 29 Lorong 22 Geylang a long-term tenancy agreement with leading co-living operator, The Assembly Place.

Acting as the exclusive marketing agent representing the landlord, Char Yong (Dabu) Association, ETC advised the landlord on the property’s positioning strategy, tenant sourcing and lease negotiations, ultimately brokering the 15-year lease agreement, which includes an option for a further five-year renewal.

The property comprises approximately 26,889 sq ft of gross floor area across two adjoining buildings within the vibrant Aljunied-Geylang precinct. While 27 Lorong 22 Geylang houses private residential walk-up apartments, 29 Lorong 22 Geylang serves as the association premises for Char Yong (Dabu) Association, a historic Chinese clan association serving the Dabu Hakka community.

Ms Velinda Kwan (关惠璘), Co-Head of Business Space & Retail at ETC, a member of Realion Group, says, “Given the property’s residential use and the evolving profile of Geylang as a vibrant city-fringe district, we saw strong potential in positioning it for a co-living concept. The precinct has increasingly established itself as one of Singapore’s key co-living hubs, supported by strong connectivity, lifestyle offerings and a unique cultural character.”

The Assembly Place intends to introduce approximately 80 rooms at the site as part of its flagship AI-powered co-living concept, featuring intelligent building management and personalised resident services. The property is expected to be handed over on 1 June 2026, with operations targeted to commence by October 2026.
